Selecting the right tenant One of the most important steps in renting your property is finding the right tenant.
Gold Coast Real Estate provides comprehensive screening of all prospective tenants. This includes the use of pre-rental applications and reference checks, which include TICA checks, as well as business and personal references, including references from former managing agents.
All Gold Coast Real Estate property management staff attend regular courses and seminars to aid us in screening potential tenants. After our investigation we consult with the owner before making any agreements with the tenants. Our comprehensive tenant screening process includes:

Financial management of your property Our records ease your tax preparation chores. You receive a monthly statement of income and expenses for each property we manage for you. A separate trust account record is maintained for each of your properties. Copies of invoices for work performed are sent to you for your personal records. You may also choose to have us pay mortgage payments, utility payments, and maintenance bills, if you wish.

Inspecting your property We carry out inspections on your property once a tenant has been selected 6 – 8 weeks from them moving in and every 3 - 4 months thereafter.
All inspections are documented in writing and a detailed report is sent to you along with digital photographs. All of our property owners are informed of all scheduled inspections and invited to be present during our visit. This is both done as a manner of courtesy and to encourage residence to discuss their residency with landlords.
